I am working with properties that have at least 20% equity remaining in them AFTER rehab. 10 points to whoever gives me the best leads for finding prospective buyers.

Wholesaling is a competitive market. If you are doing this solo, a great place to start would be the National Real Estate Investors Association (NREIA) in your area. For instance, the branch in Georgia is the GAREIA. That is a marketplace for investors of all types where you can network, learn and drop properties off to interested buyers. Please keep in mind that when you are “bird-dogging”, as it is called, you are in competition with seasoned companies who literally pay thousands of dollars to individuals to do this for them full-time, so if you can, find a particular market and specialize in it until you can develop your client base.
It can be done, though. NREIA would be a great place to get your feet wet until you become more seasoned. Best wishes…
