For Sale By Owner’s or FSBO’s…pronounced “Fizboes“.

For investors like myself, when I come across a For Sale By Owner Sign…I’ve died and gone to  heaven. For starters, I’ve fortunately come across a property that isn’t listed on the MLS which means that everyone and their grandfather won’t already know about it. The gives me an edge…one that offers more opportunity than a listed property.

I’ve been able to negotiate some great deals on For Sale By Owner properties, resulting in some massive wholesale profits. When I’m able to take down a deal that’s below market value, I can pass that savings/some of that profit on to my buyers because there’s no commission either.

I recently got a great question from one of my blog reader’s – Dennis that I’ve decided to use as a training tool.

Dennis has attended several real estate investing seminars and even listened to quite a few webinars but all have completely failed to address his question head on.

His question is “What are the Mechanics of wholesaling a property?”

Dennis has been very confused about the actual mechanics of wholesaling.


As simple as it may sound, if you don’t have a clear understanding about the process-

you’ll be too afraid to make that move and you’ll never make any money at it!

Some new investors have a great deal of anxiety about the contracts/agreements that are required to wholesale a property.

Fear not, these can be easily obtained online and they are completely applicable.

DON’T FORGET


When you sign the property up aka get it under contract, aka take it down, aka lock the property up (you get the idea) –

you absolutely MUST add the phrase “and or assigns” after your name on the purchase agreement to be able to

actually have the right to pass this deal on to a new buyer.

I didn’t ever want to risk the possibility of forgetting or leaving this essential phrase out so I added it to my purchase agreement to be ever-present.

I find that it raises fewer questions with the Seller as well, since it’s

Hello to the Blogosphere,

Last year, I read the 4 Hour Work-Week by Tim Ferris where he shares his experience with having cut down his weekly tasks by using a series of  creative systems to envision, delegate and outsource his business so that he could enjoy a life of doing things that are more significant to him other than work.

If you haven’t heard of him or read his book..it’s a great read and I enjoyed it so much that I’ve read it twice and frequently review it to help in my quest to manifest the lifestyle that I really want.

After having read his book, I recommended it to a friend of mine and we both vowed out loud to each other that in 2009 each of us would take off for a month and work from there (virtually)  a few hours per week and all without a loss in income. Last year, this seemed like an unreachable experience in my life because I work so much and hadn’t outsourced anything at all.

Well, let me tell you about the power of a vision….blended with knowledge and persistence (even when it seems that it’s not really going to happen kind of persistence)

I am in Kauai for the entire month of October and have been working here on my laptop and cell phone.

Thanks to an awesome assistant, we can still coordinate our work but I am working much less right now and I love it.

Over the past few days, it has rained on and off which is fine with me, many more beach days ahead! A couple of days ago, I drove into Lihue (40 mins one way) to take a spin class at the local gym. I got caught in some road work traffic and guess what? It didn’t even matter.

Time is so precious and so good for my spirit.

This very moment, I’m looking out at the beautiful blue Hawaiian sky and the most fantastic and peaceful view of the vast Pacific Ocean.

On a real estate investing note- I’ve set up a new LLC ( with the help of a fantastic team) since I’ve been here because we’re expanding the  purchasing  model to acquire properties at the Trustee Sale to both wholesale and fix / flip. I’m so excited about the new venture and the promise of more deals for us and more deals to pass on to my students.

Because of Real Estate Investing I am manifesting my dreams and I’m incredibly blessed to reflect on the recent past when I was in such bad shape that this did not even seem possible. Thank you Tim!
