Karen’s Journey How I went from Being A Broke, Injured, Insomnia with No Experience and NO Skills Investing in Real Estate to Getting an average of $15,000.00- $20,000.00 per Wholesale Deal, Owning 9 Properties, Writing my own Paychecks, and choosing the days that I work and go to the gym… Let me tell you about the past 3 years of my life and how I made the decisions that would encourage the actions to overcome the burdens that I faced. I have always considered myself to be a strong, athletic and resourceful woman until I was forced to confront a severe injury that would take every part of my desire to live and to thrive. Before I became a real estate investor, I was a Psychiatric Technician- working on open and locked pysch units as well as with the developmentally disabled population. While this position had its rewards, it was backbreaking work with very little pay. You see, one day at work while helping a patient to walk around the unit- he became weak and fell- pulling me down with him. My doctors soon informed me that I would need to undergo a major anterior-posterior fusion (that’s front and back!) When my back got injured, it required three surgeries and a number of years of disability, physical therapy and pain. I became housebound and was no longer physically capable of working in the mental health field. I had been struggling financially and this news meant more sacrifice and hard times ahead for my family, I wasn’t sure how we’d make it. My life was soon controlled and dictated by workers compensation and state disability. I was really angry about it, this wasn’t the life that I’d wanted and I wasn’t sure how I’d ended up with a life that I hadn’t chosen. It wasn’t until later that I discovered, that I had NOT claimed the life that I wanted or deserved. One of the benefits of spending all that time in my hospital bed with insomnia was that I watched all of the late night infomercials about real estate investing and it looked like something that was working for others and possibly changing their lives. I watched them over and over again and I realized that there was something deep down inside of me that wanted more. The small voice late at night that told me” with some perseverance and determination” I could probably make this work for me too. The decision was made…as soon as I got some money, I would invest in real estate. I couldn’t believe it! I sat outside of the title company just staring at that check and promising myself that I would be doing that again…what a feeling. Looking at that check allowed me a moment to reflect on where I had been and where I was determined to go. Now that I was hooked on Real Estate, I thought I’d go out to Houston and rehab the multi-family property that I’d inherited. Well….That wasn’t nearly as easy as the passive investment that I’d made previously….in fact, I spent 60k on a property that should’ve cost about 35k because I didn’t even know, what I didn’t know. I over spent and I was working in the house side by side with the tradesmen, I was so homesick and frustrated- I missed my family and my back was killing me! I wanted to come home so badly but to not finish would be symbolic of giving up on my dreams. I had to face the facts, I was dependent on the state for my income and for my medical care, they told me what to do and when it had to be done. They could slash my check in half anytime they wanted, they could completely stop paying me when they chose to and they did all of that periodically and then told me that I owed them money! Another decision was made. I decided right then, to never be dependent on someone else or some institution for my livelihood. Never again would I allow myself to have that kind of power over my choices. The thought of coming up with the kind of money that was needed for me to learn the real estate investing business seemed insurmountable and I cried because it hurt so much and I wanted to learn so badly but how? March 2005, I paid $1000.00 (which was huge at the time!) to attend one seminar where I thought that I would get the keys to investing but that was just the “entry fee” to the next seminar and advanced courses. The biggest thing that seminar did for me was get me involved in real estate and committed to changing my lifestyle. For years I’d been looking for something but didn’t know what it was. Remember those advanced classes that I needed? I charged a bank busting 21k on my credit card for my real estate education because the alternative was too scary to face. Reality showed me that if I didn’t move forward and get the help and guidance that I KNEW that I needed, I might not make it. I had my Mentor show me exactly how to put money in my pocket using the Wholesale techniques that he was so successful with. After just 8 months, my real estate business brought in profits of $75k cash and I increased our net worth from 400k to over 1.7 Million dollars with the purchase of 9 properties in my first year of real estate investing.
